We conduct a 792 point pre-tenancy checklist on any newly managed property to give you an idea of the true condition which covers all internal fixtures and fittings.
Proven credit/vetting procedures to get the right tenant
We have an in-house vetting team which makes sure we only give you the best tenants that are on the market. Attention to detail is key at this stage- including strict criteria for tenants and guarantors.
We have unique pre-tenancy home visits on prospective tenants to inspect the condition of their current home. How a tenant treats their current property is a clear indication of how they will treat your property when they move in. HOME VISITS are game changes and as far as we are aware, we are the only agent in the North East that does them.

Armchair service for benefit tenants
Innovative armchair guidance given to tenants to assist with the housing benefit application from start to finish, ensuring no delayed payments. We make sure the council is in receipt of all paperwork required for a claim to be processed before organising a move in.
Inventories and tenancy agreements
Deposits are held against a 366 point inventory documenting and rating every internal and external aspect of your property conducted with the tenant at the commencement of the tenancy. This level of detail adds an element of control throughout the tenancy and ensures protection against damage to your property.
Comprehensive tenancy agreements - we are experts in benefit & professional tenants through attention to detail. We have separate tenancy agreements for each type of tenant because it is needed. Benefit tenants have a tailored agreement to add more protection and to ensure direct payment from the council.
